Ashfield take on challenging project in the Golden Triangle - Ashfield Group

A new residential refurbishment and extension project in Knaresborough typifies the kind of prestigious development which Ashfield Group are renowned for undertaking and it also poses a range of technical challenges which few contractors are equipped to handle.

Located on banks of the picturesque River Nidd, one of the most sought-after spots in Yorkshire’s celebrated ‘Golden Triangle’ region, this substantial detached home is being remodelled based on a design by Richard Eves Architects. The comprehensive scheme involves the demolition of two existing structures and the creation of a double-storey extension to the rear elevation, comprising en-suite bathroom on the first floor and garden room below, as well as the formation of a new entrance in the area of the existing utility room.  Ashfield will also carry out the installation of new windows and doors, roofing works and interior refurbishments including M&E, plastering and structural alterations. The property will be enhanced with new finishes, fixtures and fittings, including a new energy-efficient boiler, upgrading of the existing central heating system and under-floor heating in the all-new kitchen. External works include landscaping, drainage, foundations and groundworks.

The project requires significant work with steels in a physically restrictive environment. Working on the staircase and roofing will be managed in line with the requirements of Working at Height Regulations. Alterations to the structure of the house – in particular, the removal of sections of wall at both ground and first floor levels – will involve significant temporary works to maintain support and stability. Demolitions will be carefully planned and sequenced to maintain the stability of retained structures at all times and to control risks associated with dust and falling debris.

The project will be a complex operation, but it’s the kind of challenge which Ashfield Group relish. We’re confident that the end result will be in keeping with the property’s stunning riverside setting.

“We are pleased to have worked with the Ashfield Group on this exciting project and with the way that they addressed the exacting technical challenges presented by both the design and the location of the site.

Working closely with the client, their interior design consultants and the Ashfield Group has achieved a comprehensive redevelopment of the house that responds and connects it to its wonderful riverside setting.”
